You Wish, Want or Need.

The following is a list of improvements that may be added to an Energy Efficient
Mortgage, providing the loan calculations find them "cost effective".  Actual improvements
can not be identified until an energy rating has been performed on the home by a
certified HERS (Home Energy Rating System) provider.  Only then, based on the existing
condition of the home, will your personal options checklist be created.  The following is
not a complete list, but one that will provide you with a better understanding of the
potential  opportunities the Energy Efficient Mortgage can provide. With these, you will
improve the comfort and value of your home and reduce your home's operating expenses.

Central Heat and Air
Replace wall heat and window air with Central Heat & Air or
Replace existing Central System due to age or lack of energy efficiency.

Windows
Replace old single pane windows with new dual pane custom made windows and
sliding glass doors.  We can also provide sun screens.

Insulation
Homes built prior to the 90's need to have the insulation in them checked.  You
would be surprised to find how little is protecting you against the outside forces of
nature.  Insulation is the greatest energy saver in a home.  If you are not properly
insulated, even the best energy savers can't help you.  We provide new attic and
wall insulation with R-38 in the attic and R-11 in the walls.

Whole House Fan
A whole house fan can reduce your cooling cost by over 50%.

Test and Seal Duct Work
By testing and sealing air ducts you may save up to 70% of your utility cost.

HVAC Tune-Up
Existing central units can also be provided with a tune-up.  These are essential if
you are buying a house with a unit over a year old.

Programmable Thermostat Controls
These are great energy savers.  Once programmed to your preference, your
home will maintain your desired temperature settings and reduce your utility bills.

New Hot Water Heater
Replace your outdated energy guzzler with a new energy efficient unit.

Doors
If you ever looked at fixers or rehabs in your pursuit of a home, than you have
seen this.  Exterior doors that are interior doors or are so dilapidated that they
don't even belong on a tree house.  We can replace them with new, insulated,
attractive, exterior doors.

Infiltration
We provide infiltration testing to check for leaks around existing windows, doors,
outlets and other areas of the home.  Find out how new weatherstripping, foam
and caulk can do wonders in reducing your utility costs.



Lighting
We can replace your existing lighting with energy saving interior florescent light
fixtures.  Outside we can provide you with florescent motion sensor security
lighting.

As soon as possible after your offer is accepted, We will make an
appointment and arrange to have the Certified Independent HERS
Rater evaluate the items in the home that affect the home's use of
energy.  The HERS Rater will then prepare a written report (HERS
Report), which includes:

         Current overall energy efficiency rating score of the home
         Recommend energy upgrades to save energy and costs
         Estimates of the annual savings and lifespan of upgrades
         Improved energy efficiency rating score with upgraded energy                         
          improvements done
         Estimated annual home energy cost before and after

The HERS rating fee varies by region.  It can be paid at the time of the rating, as a
closing cost or may be made part of the mortgage at the Lender's discretion.
